32.6% of NCR households are renters

Nearly a third of households in Metro Manila are renters, according to the 2020 Census of Population and Housing.

“Of the 17 regions in the country, the National Capital Region (NCR) posted the highest proportion of renter-households, comprising 32.6 percent of its total number of households, followed by Region IV-A- CALABARZON with 16.4 percent, Cordillera Administrative Region (CAR) with 13.3 percent, and Region III-Central Luzon with 10.0 percent,” the Philippine Statistics Authority said.

It said that nationwide, 2.86 million or 10.8 percent of the 26.37 million households in the Philippines rented the housing unit and lot that they occupied in 2020.

Among the 2.86 million households who rented the housing unit that they occupied, 33.5 percent had a monthly rental of P2,000 or less. About 36.2 percent of the households paid a monthly rental of P2,001 to 4,000 and 16.4 percent had a monthly rental of P4,001 to 6,000.

About 13.3 percent of the households rented their housing units for more than P6,000 a month while the remaining 0.5 percent did not report the monthly rental of the housing unit that they occupied.

About 26.37 million households lived in housing units/lots that they owned/amortized. The remaining 7.3 percent either reported that their housing unit is rent-free, with or without consent of the owner, or did not report the tenure status of their housing units/lots.

Among the 21.58 million households who owned/amortized the housing unit/lot that they occupied, 45.3 percent reported that their housing unit was inherited, 45.2 percent stated that it was purchased, 4.2 percent declared that it was received as a gift, 4.0 percent reported other modes of acquisition, 0.6 percent reported that it was acquired as a company benefit, while the remaining 0.8 percent did not report how they acquired their housing unit.

Among the 9.75 million households who purchased their housing unit, 85.4 percent used their own resources or interest-free loans from relatives/friends.

About 9.8 percent of the households acquired their housing unit using government assistance through the National Housing Authority, Pag-IBIG, Government Service Insurance System, Social Security System, Development Bank of the Philippines and others.

About 5.0 percent acquired through private banks, foundations, cooperatives; 4.3 percent acquired through loans with interest from private persons; 1.4 percent acquired through employer assistance; and 0.9 percent acquired through other sources of financing.
