Ayala Land scales up Nuvali as Southern Luzon grows

Ayala Land Inc. (ALI) is set to double the size of Ayala Malls Nuvali in response to the rapid development of the Nuvali Estate and the broader economic expansion of the Calabarzon region. The move reinforces the company's commitment to making Nuvali a premier lifestyle and commercial hub in Southern Luzon.

The expansion project, which adds nearly 50,000 square meters of retail space in two phases, is expected to transform Ayala Malls Nuvali into a leading regional shopping destination. Upon completion, the mall will offer over 100,000 square meters of gross leasable area.

Phase one, opening in the fourth quarter of 2025, will introduce a vibrant mix of retail, entertainment, and family-oriented attractions. Phase two, slated for 2026, will bring four new levels featuring flagship stores, curated dining venues, wellness centers, and a chapel.

To accommodate increasing foot traffic, a new steel parking facility offering an additional 360 slots is expected to open by the third quarter of 2025.

Ayala Land said the mall’s expansion will support the rising demand for quality retail and leisure spaces in Calabarzon—one of the country’s fastest-growing regional economies. Nuvali Estate has been gaining traction as a future-ready urban center, hosting a mix of residential, commercial, educational, and recreational facilities.

Surrounding the mall are major retail anchors such as Landmark, Landers Superstore, S&R Membership Shopping, Robinsons Supermarket, and a UNIQLO Roadside store. Popular food outlets like McDonald’s, Coffee Bean & Tea Leaf Drive-Thru, and an upcoming Jollibee further cater to growing consumer needs.

Ayala Land is also preparing to launch The Shops at Central Bloc in Nuvali, which will open to tenants by November 2025. Anchored by a standalone MerryMart grocery store, the development aims to serve the residential community with carefully curated retail and dining options.

Beyond retail, Nuvali offers a comprehensive urban experience with the presence of Seda Nuvali hotel for business and leisure travelers, and Healthway QualiMed Hospital Santa Rosa for healthcare services.

The estate is also home to multiple residential brands under the Ayala Land umbrella—including Ayala Land Premier, Alveo, Avida, and Amaia—offering housing options that suit a range of lifestyles and life stages.
