Filinvest Land secures DICT Headquarters lease

Filinvest Land Inc. (FLI) announced it has won the bid to lease office space for the new headquarters of the Department of Information and Communications Technology (DICT).

The DICT's new headquarters will occupy approximately 8,120 square meters across four floors of FLI's Studio 7 building, designed to accommodate around 1,350 employees. The department will be located on the top four floors (19th to 22nd) and will have access to 90 parking slots for four-wheeled vehicles and 40 for two-wheeled vehicles for employees and visitors.

The relocation, targeted for the fourth quarter of 2025, represents a significant upgrade from the agency's long-standing location in Diliman. This move aligns with the DICT's goal to modernize public service while improving accessibility and operational efficiency.

Strategic shift

This development underscores FLI's strategic shift towards government offices as stable, long-term tenants. This pivot comes amid evolving space requirements in the Business Process Outsourcing (BPO) sector, where some firms are re-evaluating their real estate strategies. FLI is proactively diversifying its tenant mix, positioning government institutions as viable, future-ready anchors for its office portfolio and contributing to national development.

"FLI is proud to welcome DICT to Studio 7," said Tristan Las Marias, President and CEO of Filinvest Land Inc. "This win validates our strategic direction to diversify our leasing portfolio and support government modernization. Government agencies are looking for modern, accessible, and sustainable workspaces—and that's exactly what we're delivering."

Studio 7

The DICT lease at Studio 7 highlights the building's strong value proposition. Located along EDSA near the MRT-3 GMA-Kamuning Station, Studio 7 offers unmatched commuter convenience, providing employees and clients direct access to mass transportation and public services. The LEED Silver-certified 18-story tower emphasizes both performance and wellness, featuring energy-efficient systems, modern infrastructure, and a mix of retail, dining, and wellness amenities designed to foster a productive and fulfilling work environment.

In addition to its office component, Studio 7 includes a 17-story residential tower, catering to urban dwellers seeking a dynamic and connected lifestyle. Residents have access to amenities such as an outdoor fitness station, swimming pool, landscaped areas, a yoga garden, alfresco lounges, and retail options within the development, creating a complete live-work-play community in Quezon City.

Growing partnership

The DICT joins a growing list of national agencies selecting Filinvest Land as their real estate partner. In recent years, FLI has partnered with the Department of Trade and Industry (DTI) for its office rationalization and consolidation at the Filinvest Buendia building. Additionally, the National Bureau of Investigation (NBI) relocated its central office to a safer, flood-free site in Pasay, also part of FLI's portfolio.

"These partnerships are more than just lease deals—they are evidence that our developments meet the stringent and evolving standards of government workspaces while delivering real value to the people who use them every day," Las Marias added.

Filinvest Land is solidifying its position as a trusted partner in public sector transformation by providing purpose-built office spaces that promote productivity, accessibility, and long-term sustainability.
