Johndorf Ventures Corp. (JVC) has launched its 21-story Johndorf Tower in Cebu's business district, the company said, marking its entry into the commercial office space market.
The LEED Gold-certified building, designed for IT-BPM firms, multinational corporations and local enterprises, offers 16,000 square meters of leasable office space, with 1,300 square meters per floor.
JVC said the building achieved 61 out of 110 points under the LEED v4 BD C: Core and Shell rating system, highlighting its focus on sustainable construction and operations.
The tower, located in Cebu Business Park, is a Philippine Economic Zone Authority (PEZA)-accredited building, offering "warm shell" handover conditions and flexible workspaces, the company said.
JVC said the launch reflects its confidence in Cebu as a destination for IT-BPM investments, citing the city's skilled labor force.
The building is within walking distance of Ayala Center Cebu, Seda Ayala Center Cebu, and public transportation hubs.
Features include high ceilings, an advanced HVAC system, energy-efficient glass facades, and a building management system to optimize energy consumption.
The tower also includes a 43% reduction in indoor water use, rainwater collection systems, double-glazed windows, and 100% backup generator power.
JVC, which has a background in residential development, said the tower's launch positions it as a player in the Visayas-Mindanao commercial real estate market.
