Avida Land, Ayala Land's mid-income brand, is seeing strong momentum in house-and-lot communities located in key provincial growth centers as residential preferences shift.
Avida Land's house-and-lot developments in Laguna, Cavite, Pampanga, and Bulacan are demonstrating consistent sales strength. This indicates continued buyer preference for suburban, landed properties that offer more space for growth and living. These projects are situated within Ayala Land Estates, which are large-scale, master-planned, mixed-use communities providing advantages in location, infrastructure, and long-term value.
Avida's recent project launches have consistently performed above market expectations.
Parklane Settings Vermosa, launched in 2022, sold 46% of its inventory in just three months and is now 92% sold. Verra Settings Vermosa achieved a 65% take-up rate within 11 months and is now 96% sold.
Crescela Nuvali, launched in December 2024, recorded a 38% take-up rate in five months, averaging 23 units sold per month. This is a strong performance amid rising land values in the Nuvali area.
Nuvali, Ayala Land’s flagship estate in Laguna, now hosts 11 Avida developments, 10 of which are horizontal. This supports the estate’s population growth and reinforces its appeal as a residential address in South Luzon.
In the first four months of 2025 alone, Avida’s horizontal developments within Ayala Land Estates—including Crescela and Southdale Settings in Nuvali, Parklane Settings in Vermosa, and Aldea Grove Estates in Angeles, Pampanga—showed strong take-up. This reflects sustained demand in key provincial growth corridors where infrastructure, convenience, and quality planning intersect.

"Our focus has always been on building homes that meet the evolving needs of Filipino families, and the market’s response affirms that we are on the right track."
The steady rise in horizontal sales aligns with broader post-pandemic trends. Homebuyers, particularly from the middle-income segment, are prioritizing lifestyle quality and long-term investment potential. Recent studies show that buyers of landed properties rank expandable space, exclusivity, and proximity to essential services and transport links as top decision drivers.
These preferences are particularly visible in Ayala Land Estates, where Avida communities benefit from integrated environments that blend residential, commercial, institutional, and recreational components, all contributing to enhanced livability and property appreciation.
Avida’s home offerings are tailored to middle-income Filipino families seeking thoughtfully designed and well-built living spaces. Typical offerings range from lot areas of 125 to 180 square meters and floor areas of 67 to 114 square meters, with layouts that allow for future expansion.
Each new development incorporates sustainability features, from solar-powered streetlights to Eco Yards that support composting and materials recovery. A 1:1 tree planting ratio also reflects Avida’s commitment to blending ecological stewardship with urban planning.
Masterplans are designed for walkability, optimized traffic circulation, and community interaction, with access to open spaces and amenities integrated into every site.
Looking ahead, Avida Land is focused on strengthening its presence in Laguna, Cavite, Pampanga, and Bulacan. These regions have been identified as high-opportunity markets due to their infrastructure connectivity, growing economic zones, and proximity to Metro Manila.
