The Pag-IBIG Fund has announced a special housing loan offer granting a three percent interest rate for the first 10 years of the loan term to the first 30,000 borrowers under the Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) Program.
Ordinarily, the subsidized rate applies only during the initial five years, but the extension effectively doubles the benefit period, allowing early borrowers to enjoy significantly lower monthly payments and stable amortizations for a decade.
The move responds to the directive of President Ferdinand R. Marcos Jr. to make home financing more accessible. Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Ramon P. Aliling, who also chairs the Pag-IBIG Fund Board of Trustees, said the program aims to further support Filipino workers aspiring to own decent and affordable homes.
“In line with the President’s directive, we are extending the fixed three percent rate to 10 years for the first 30,000 borrowers. This will keep amortizations low and predictable for a longer period, making homeownership even more affordable,” Aliling said.
First-time buyers earning below %u20B147,856 monthly in the National Capital Region, and %u20B134,686 outside Metro Manila, may qualify for the rate. Overseas Filipino workers (OFWs), regardless of income, are also eligible. The loan covers both socialized house-and-lot units priced up to %u20B1850,000 and condominium units priced up to %u20B11.8 million.
Pag-IBIG CEO Marilene C. Acosta highlighted the program’s broader impact, saying: “This program offers more than just homes, it offers hope. With lower monthly payments over a decade, more Filipino workers will finally achieve their dream of homeownership.”
The loan program also allows up to %u20B1100,000 in additional financing for home improvements and requires no cash equity, as it offers a 100 percent loan-to-value ratio.
To simplify the process, Pag-IBIG launched the Expanded 4PH Online Registration Facility, enabling prospective borrowers to register and choose their housing units online. The special 10-year rate will apply only to the first 30,000 borrowers.
