SM Offices is committed to reducing energy consumption and advancing sustainability through proptech solutions. The company recently introduced electric vehicle (EV) chargers in three office buildings within the Mall of Asia Complex—ThreeE-com Center, FourE-com Center, and FiveE-com Center. This initiative responds to increasing demand for eco-friendly transportation options from tenants and reflects SM Offices' dedication to a low-carbon footprint.
“Our installation of EV chargers is a direct response to the demand for greener transportation solutions,” said Alexis L. Ortiga, Vice President of SM Prime Holdings and Head of SM Offices. “This initiative aligns with our commitment to tenant convenience and exemplifies our belief that sustainable practices are not only ethical but also smart, long-term investments.”
In addition to EV chargers, SM Offices has incorporated advanced technologies such as Energy Recovery Ventilators (ERVs) to enhance energy efficiency. ERVs convert stale exhaust air into fresh outside air, improving energy use while enhancing air quality and moisture regulation within the buildings.
SM Offices also utilizes a Building Management System (BMS) and Air Conditioning and Ventilation System (ACVS) to optimize climate control with minimal energy and water consumption. Earthquake safety is addressed with National Building Code-compliant Seismic Accelerograph instruments and seismic detection devices, which trigger alarms and ensure safe building evacuation during seismic events.
To improve operational efficiency, SM Offices employs a Centralized Automated Meter Reading (CAMR) System. This system provides real-time, automatic meter readings for accurate billing and analytics, boosting productivity for technicians and simplifying data management for tenants with multi-floor spaces.
Beyond individual office buildings, SM Prime extends its proptech innovations to broader infrastructure, such as the adaptive traffic signals in the Mall of Asia Complex. These signals, equipped with pavement sensors, have reduced traffic delays by 20%, stops by 20%, fuel consumption by 21%, and emissions by 7%, demonstrating SM Prime’s commitment to enhancing overall traffic management and reducing environmental impact.
