Pag-IBIG Fund grants 10-Year 3% Housing Loan Rate

Pag-IBIG Fund announced a special housing loan offer granting a 3 percent interest rate fixed for the first 10 years of the loan term to the first 30,000 qualified borrowers under the Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) Program.

The incentive, double the standard five-year period for the subsidized rate, is aimed at making homeownership more affordable and accelerating the administration’s housing agenda under President Ferdinand R. Marcos Jr.

Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Ramon P. Aliling, who also chairs the Pag-IBIG Fund Board of Trustees, said the measure responds directly to the President’s directive.

“In line with the directive of President Marcos, we have enhanced the Expanded 4PH Program to be more responsive to the needs of Filipino workers. We are extending the 3 percent subsidized rate to 10 years for the first 30,000 borrowers. This allows them to enjoy much lower monthly amortizations and more stable payments for a full decade,” Aliling said.

The program covers both house-and-lot and condominium purchases in accredited projects. Units are priced up to P850,000 for socialized housing and up to %u20B11.8 million for condominium units. The offer also includes up to P100,000 in additional financing for home improvements such as utility connections and fixtures. A full 100 percent loan-to-value ratio means no cash equity is required from borrowers.

Eligibility is open to first-time homebuyers, particularly those earning below P47,856 per month in Metro Manila and below P34,686 in other regions. Overseas Filipino workers also qualify, regardless of income level.

Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta underscored the importance of the extended fixed-rate period in improving access to affordable housing.

“This program offers more than just homes, it offers hope,” Acosta said. “With significantly lower payments over a longer period, more Filipino workers, government employees, uniformed personnel, OFWs, and even self-employed individuals can finally achieve their dream of owning a home.”

To facilitate access, Pag-IBIG has launched the Expanded 4PH Online Registration Facility, enabling prospective borrowers to register and select their preferred units online at https://pagibigfund.gov.ph/4PH_Program.html. The special offer is available only to the first 30,000 applicants.
