How To Choose The Best and Legit Real Estate Agent With These 4 Simple Questions

Sinabihan ka na malapit na matapos construction ng bahay mo pero pag check mo kahit foundation hindi pa nagawa? 
Hindi nakapangalan sa iyo ang unit na binabayaran mo?

So, in this video, I will help you in choosing the right real estate agent for you by asking these 4 questions.

Question you must ask your real estate agent #1
Are you a PRC accredited salesperson? 
It is very important that you should only be dealing with a PRC accredited salesperson. Bakit? Kasi PRC accredited salespersons are trained and have complied with the requirements to qualify as a salesperson. Ito yung mga agents ni pinaghandan ang pagiging ahente. These salespersons attend brokerage trainings and are under the responsibility of a licensed real estate broker. 
Humingi ka ng PRC ID or Certificate like this. Ito ang nagpapatunay na they are allowed by law, under the Real Estate Service Act of the Philippines or RESA to market and sell real estate properties. 

And if the transaction is project selling or from a developer, the agent should also be registered under DHSUD or the Department of Human Settlements and Urban Development. If they don’t have an ID, check for the certificate.

Can you tell me more about the project? 
A simple question that will tell you how prepared the agent is. Since online marketing na ang mga agents ngayon, madali na lang ang mag post sa Facebook or sa Instagram, pero pag nagtanong ka ng more details, ang tagal mag reply- yung iba sabi lang pm sent pero hindi naman nag pm. 
Eh pag nag reply paano mo malalaman sino ang pipiliin na agent? Here is a difference between a bad agent, good agent and a great agent. 
A bad agent is not responsive. If he replies, there is really no interest to engage in a conversation with you and forces a project that you don’t want. 
A good agent will immediately tell you everything that he knows. May script na. Sometimes ang haba ng script, giving you information you don’t need or you don’t understand. 
But a great agent knows how to personalize. He calls you by you first or last name and not maam/sir. He also understands that you can arrive to a faster decision by asking rather than telling. Hindi sila putak ng putak, ina alam muna nila kung ano ang purpose ng pag bili, o magkano ang budget nila. Inuuna nila kung ano ang kailangan ng buyer bago mag isip ng commission. 
A great agent is confident about what he knows but also understands that what the client wants to know is more important.

Anong oras ka ba available? 
A good answer ng agent is available sila on working hours between 9am to 5pm. After that ay offline na sila or hindi na nag reply ng inquiries. 
A great answer is anytime. I’m not saying na hindi na sila pweding matulog. On the contrary, your real estate agent should be able to assess or ask what time you are usually available so they can adjust or allocate time for you.
Your real estate agent should be flexible and is willing to adjust to your schedule. This tells you that the agent values your time and prioritizes you.

Pwede ba sa iyo ko nalang ededeposit ang reservation fee at monthly payment? 
Alam ng real estate agent na dapat all payments should go directly to the developer. Even if the agent is honest and can be trusted, when push comes to shove, baka magamit ng agent ang pera mo. 
Now meron mga agent that say yes, and this do not necessarily mean he has bad intentions. Baka gusto lang ng agent na mapabilis at maging madali sa iyo kaya he is extending his effort to help. 
Pero, in my opinion, this is the line that the agent generally should not cross. May mga specific scenarios na pwede but as a general rule, dapat hindi.
I know many buyers have their agents even open a checking account for them and give them unsigned checks. This can be true if the agent has established credibility or is a friend or relative, but if you are a new buyer na hindi pa gaano kilala ang agent mo, the answer of the agent should be no.   

So, there you have it. 4 questions lang. Of course, you can ask more but as long as you check if they are allowed by the law, are they equipped with the right mindset and knowledge, are they flexible to adjust and if they are honest and trustworthy, the rest will follow smoothly.
